  • Hire Your Own Inspector: Don't rely on the seller's or agent's recommendation. Choose a certified, independent inspector with strong reviews and experience in your area.
  • Attend the Inspection: Plan to be present for the entire 2–4 hour process. This is your chance to ask questions and see potential problems firsthand.
  • Research Local Regulations: In India, ensure the project is RERA registered to verify the builder's track record and legal approvals. 

The Interior Inspection Checklist

  • Plumbing & Water:
    • Test all faucets and showers for adequate water pressure.
    • Check under all sinks for leaks, rust, or water damage.
    • Flush every toilet to ensure it's stable and drains properly without rocking.
  • Electrical Systems:
    • Confirm all switches, outlets, and fixtures are functional.
    • Locate the main electrical panel; look for proper grounding and ensure circuit breakers aren't outdated or mismatched.
  • Structural Elements:
    • Inspect walls, ceilings, and floors for cracks, stains, or sagging.
    • Open and close all doors and windows to check for smooth operation, proper seals, and secure locks. 

The Exterior Inspection Checklist

  • Roof & Drainage:
    • Look for missing or damaged shingles, sagging areas, or signs of past leaks.
    • Ensure gutters and downspouts are clear and direct water away from the foundation.
  • Foundation & Grading:
    • Check the foundation for visible cracks or shifting.
    • Verify that the ground slopes away from the home to prevent water pooling. 

Post-Inspection Steps

  • Review the Report Carefully: Don't just skim for red flags. Understand every finding and discuss the severity with your inspector.
  • Prioritize Major Repairs: Focus negotiations on safety and structural issues (like faulty wiring or foundation cracks) rather than cosmetic imperfections.
  • Negotiate Wisely: Depending on the findings, you can ask the seller to make repairs, request a closing credit, or even walk away if the problems are deal-breakers.
